There are many factors that can push you to sell your property, but whatever your reason is, I’m here to help you prepare and sell your home within your schedule at the best price possible.

A successful real estate sale can be attributed to the following: listing price, marketing plan, and presentation.

To attract a potential buyer, you must start by determining the correct price range for your home. Next, we devise an effective marketing strategy that will help reel in prospective home buyers. Repairs, upgrades, and home-staging can all make your home look presentable, increasing its chance of being sold within your timeframe.

Determine your home’s property value

To help you correctly determine the listing price of your property, consult an expert to find out how much your home is worth. We can do this by reviewing a comprehensive marketing analysis of the neighborhood, and asking a professional appraiser to take a look at your property.

Once you get the value, it’s time to set your listing price. Too low and it will be too much of a steal. Too high and potential buyers might flee. Don’t worry – as your Realtor, I’m here to help you set the price just right.

It’s time for a makeover

Before you sell your home, prep it for sale! Not only are you improving your property – you might be increasing its property value as well. A fresh coat of paint can do wonders, and the same goes with a new door or a newly landscaped front lawn.

If you’re thinking of major upgrades, concentrate on the kitchen and the bathrooms. These parts are known to increase the value of a property when upgraded.

Sell the home

Selling your home is easier said than done. To attract a wide audience of prospective home buyers, I will provide an effective plan of action – a marketing campaign. Wewill of course place a“For Sale” sign on the lawn and provide a flyer box with flyersif you wish. We will also utilize the power of the World Wide Web by listing your property online with our area’s MLS (multiple listing service) which auto populates your home to over 30 websites including Zillow and Trulia.

Other marketing avenues include: Professional pictures and staging, Open houses on Saturday or Sunday, Social media outlets such as Facebook and the RE/MAX App which is available to all smartphone users for download in App stores.

Additionally, I have a large database ofinvestors and area realtors that I stay in weekly contact with to see if they would be interested in purchasing your home. Just another avenue available exclusively to me that helps getting your home SOLD!

Negotiate

Once the offers come pouring it, you can either accept or make a counteroffer. Best to leave the negotiation process to me, however – as your Realtor, I can represent you and your interests well. Contingencies must be met, and financing must be ironed out. Once everything is deemed satisfactory by bought parties, it’s time to seal the deal.
